STILL MOVING. JUST DIFFERENTLY.

The July market isn’t lighting up like fireworks, but that doesn’t mean it’s standing still. We’re seeing a steady rhythm: homes are being listed, showings are happening, and serious buyers are still making moves. While interest rates and home prices haven’t shifted dramatically, the pace has changed. That shift is creating new opportunities and new expectations for both buyers and sellers.

For Homebuyers:
This market may not offer bargain prices, but it does offer opportunity, especially for those who come prepared. With less competition and more listings available, buyers who are pre-approved and clear on their priorities are in a strong position to negotiate. Sellers are more open to conversations about closing costs, repairs, or price adjustments than they were during the peak frenzy.

For Home Sellers:
Selling in a shifting market requires a strategy. Today’s buyers are expecting value, whether that's in pricing, condition, or move-in readiness. Homes that show well and align with buyer expectations are continuing to sell, especially in areas where inventory is tight.

The Bottom Line:
This isn’t a high-speed market, but it’s far from stalled. What we’re seeing is a shift toward strategy: buyers and sellers who plan carefully and stay informed are the ones finding success. Even in a calmer environment, there’s plenty of movement and plenty of opportunity.
